Renting out and property management
It can take a lot of time and money to find a good tenant yourself e.g. you need to put advertisements everywhere, you have to make time for viewings (sometimes several viewings), you have to make rental agreements, you have to plan handing over of the keys etc.
Pastoor Vastgoed would be very happy to do all the work for you!
Please find out below our way of working:
1: The first step is to make an appointment at the accommodation so we have a clear idea of the accommodation and we can offer your property in the best possible way. During this appointment we can also give advice about the way of renting it out (unfurnished / furnished) and the rental price.
2: We will look for tenants according your wishes and requirements, because after all, it is your property.
3: According your wishes and requirements we make a pre-selection of potential tenants.
4: If there are proper candidate tenants, we will plan a viewing. Of course it is possible for you as an owner to join us during the viewing(s).
5: To be as flexible as possible it would be great to have a set of keys. Of course we will give the keys a specific code so nobody can recognize the keys and the keys will be stored securely.
6: If a candidate tenant likes to rent the accommodation, we will ask them to deliver us the following documents:
- copy of ID or passport
- employer’s certificate (working class)
- 2 recent salary slips (working class)
- proof of study (students)
- parental guarantee (students)
- bank guarantee (entrepreneur)
7: When you agree with a candidate tenant (you always have the final decision!!) and the documents are correct we can make the rental agreement, which can be adapted to your wishes.
8: On your behalf, we discuss the rental agreement with your new tenant and we will take care of signing it by your new tenant. The rental agreements will be send by regular mail to your address together with the required documents. You can sign the rental agreements also and keep 1 for your own administration. The other rental agreement can be send to the new tenant.
9: On your behalf we collect the first payment which includes the rent for the first month and a deposit. As soon as we have received the payment, we will forward the amount to your bank account. The second payment will be paid by the tenant directly to your bank account.
10: Of course we will send a clear invoice which shows what amount we collected on your behalf.
11: We will plan an in check and an appointment to hand over the keys. When the keys are handed over, the mediation is finished.
Property Management
Pastoor Vastgoed also offers you to manage your property for you, we can do this in different ways.
Please see below a summary of the 4 kinds of property management we offer:
Commercial management:
We will take care of finding new tenant(s) when a current tenant gives notice. We will do all actions necessary to find a new tenant for you.
Financial management:
All the actions based on collecting the monthly rent. All payments will be displayed in a clear schedule so in 1 glance of an eye you can see whether there are rent payments missing and from which tenants.
Administrative management:
We will send letters to tenants when the annual rent has to be increased. Take care of letters from tenants who give notice, make final calculations concerning the service costs and energy bills.
Technical support:
we are the contact for all your tenants. When your tenants have a question or a complaint about the accommodation, your tenants can contact us instead of you. We will contact you to discuss which solution is the best. We will always check if damages are repaired or not.
